    Working on the environmental side of things lately, I would be doing a ton of DD on that property to ensure there are no O&G liabilities especially with dugouts and creeks.

    Triple garage with single side having raised truss-roof 4 post hoist, should be Beyond approved

    The garage pad apron probably a @jabjab nightmare. No way that a typical Beyonder exotic can get in there, the gravel lane slope looks steep for adding more gravel to level it out.

    Is that Blackthorne area still Thornecliff? I guess it is. Anyway, my Brother lived like one block from there back in the 90's. It's a bit rough these days, but still better than aspen. The nicer side of thorncliff is 30 percent more expensive, potentially worth it.

    It's definitely the shitiest part of thorncliffe. You don't want to live on that side of the tracks (The tracks basically being 4 St NW)

    Yeah east of 4th is a rouuuugh area but for some reason seems to be pretty contained. I lived just west of 4th in the early 2010s and it was OK for what it was.

    Yeah thats fair. General rule of thumb is further west is better. Generally that seems to pertain to all of Calgary
