The location is good (ridge is great, access to stoney is great, SSW is subjective), but that's about it. You can just paint all the oak white/black and be done with it without spending $200k. Yeah, if it was a walkout bungalow with no steps up at the entrance it would be gone… lesser location ridge homes like that have gone for more.
Small yard is pretty standard for ridge homes, I personally rather let the city/province maintain my “yard” beyond the fence. At $900k I’d be pretty happy with that purchase. Either sellers are not willing or there is something more material wrong with it. Head scratcher how it’s still just sitting (beyond the classic calgary buyer only willing to look at new and shiny)
