    1400 is not bad for a bungalow, i sold mine last year and it was 1450 but had 3 bedrooms on the main. This was in lake bonavista, a 2 story was going for more but not 70% more and its because you got extra sq/ft. Bungalows aren't too common and i could be out to lunch but i feel they're sought after because they're an ideal home for people with older kids(kids live in the huge basement) or older people with out kids that want the extra space. Would be very surprised if you had a hard time selling now unless you went buck with the asking.

    With the way the market is now, would you sellers ask the agents to lower their coms?

    depends on square footage. You end up excluding a lot of families with a bungalow under 1200sqft. Gets too squishy even with a finished basement. Primary bedroom with an ensuite & walk-in closet is on a lot of buyers' must have list.

    There was a huge Moulding auction back when Home Improvement Warehouse on centre ave did its bankruptcy few years back, but the pieces were odds and ends. This all makes sense now.

    Should be an easy reno if you're not tearing out walls, just some simple cosmetic things like cabinets, vanities and tiling. Easy Peezy for any youtube DIY'er.

    I would have to say yes that this place is a shithole lol I was looking at the kitchen pics and thought the range looked odd with all those drawers but upon closer inspection it looks like they used a commercial type cabinet system and put a cook top on top, goes nicely with the 2x4 system that holds the stove unit

    Are they out to lunch with that price and would you even do a home inspection on a place like this?
