    General Contractor and the Purchaser both share some responsibility. But then again, sometimes the homeowner wants something stupid and the contractor will build it for them. I know one house in woodside in Airdrie with a ridiculous small window in hallway that looks terrible. I also know the moron homeowner that requested and insisted on it. It happens. Either way, people are shitty.

    First, ha. Haha.
    Second, big brain marketing move to list it on the 10th anniversary of the floods. I don't think you could pay me $10mm to live on the river.
    Third, if you're going to clearly try and appeal to an out of town buyer ('cause no one in Calgary would pay that, to live there), you probably don't want to say that Calgary "is Canada’s third-largest after Toronto and Vancouver"

    1. Elbow River, no thanks. They are definitely trying to get out of towner without flooding history. But it doesn't stop houses around there fetching top dollars.

    Is there still any flooding risk there though? I thought the Springbank reservoir basically eliminated the risk going forward once it's online?

    Streetview only goes back to 2014. Look like the last house was a total loss and they build a new one (currently listed) in 2016?

    Will I be alive in 100 or 1000 years? Probably not. The odds of a flood that scale happening again anytime in our lives is rather small. But even with that, the new reservoir and mitigation efforts means that a flood equal to 2014 can be controlled (next year when the reservoir partially opens, and then fully in 2025). So to really be a concern you'd have to beat the last flood by a significant amount as well.

    Home insurance would definitely be a problem though, kinda dumb if you can't get a policy at all.
