    I have a sneaky suspicion that the realtor did tell the seller to clean up for the photos, and what you're seeing is the post-clean up result.

    I think it’s a combination of a shitty realtor and a shitty seller.

    Here is a home I prepared and listed in the NE many moons ago.

    This is an example of a seller with no budget but is willing to put in the effort to prepare it for sale with what they have available to them.

    How about $610k in Whitehorn. No garage and virtual staging. Proximity to the local Cactus Club must be the reason for the price.

    Some might agree. I won't. A quick glance at the photos and I noticed a few things:

    1. Uneven height in the steps going down the the living room.
    2. What's with the fridge being so sunken into the wall.
    3. Washer/dryer just sitting out and about in the basement.
    4. What looks to be a builder grade railing from the 80s going down to the basement.

    I'm sure more would come up if seen in person.

    We went through an open house in Harvest Hills that had garbage bags of clothes laying in the jetted tub in the ensuite. The basement smelled like someone had died there and they were rotting under the stairs. And they want $580k for it. We almost puked when we went downstairs. Absolute garbage. And the realtor's were there showing the house.
