    Why would you pay double? Purchase price is the price… you’re just assuming what’s probably a shit rate with a nasty penalty.

    Being it’s an income property currently it’s probably some sort of DSCR qualified thing with a 10% rate and 5% penalty

    Totally out of the loop when it comes to housing prices and sales. Had a cursory glance today and wtf...I mean these are fine houses but who's playing those prices for these homes in those neighborhoods.

    All of this happening while lending rates have tripled in the past 2 or 3 yrs.

    EDIT: Get ready for another 15-20 years of prices going sideways til 2040 while ppl slave away at their mortgage.

    Canada grew to 40 million people this year; with a 1 million increase in just 2022 and so far every month has broken the prior years records. We’re on pace to add another ~1.3 million people in 2023. All those people have to go somewhere and Canada really doesn’t have that many major cities when you think about it. Most provinces only really have 1-2 significant metro areas to absorb that many people.
