I'd want to closely inspect the RPR for that place. I'll bet a lot of that yard is not yours.

I got the RPR. 3 foot utility right of way all along the property...on the back edge. Garage has an easement agreement as it encroaches a few inches into that 3 feet. Nothing indicated on the street edge of property.

Sale of my house just fell thru over $300 because they don’t want title insurance. They want a full blown survey and redone RPR.

I did. I offered to pay it. But they want the whole thing redone. My realtor was very surprised by this. I guess they have been spooked in the past about non-current RPR’s.

The way it was just explained to me was if something does go wrong, the insurance covers the cost of fixing whatever is wrong. The former owner has no liability.
