    With or without realtor ?
Depends, can you manage to take cell phone pictures in the evening with most of the lights over saturating the phone all on your own?

    Yep.
Wat? I disagree. Realtors make it simpler (particularly when selling). They just cost a lot of money.

When we sold our last house, it got measured, photographed, listed, sold, and I only had to talk to one person the whole way through (except lawyers). It doesn't get much simpler than that.

The whole process of buying or selling is highly accommodating if you have a realtor, from realtors snubbing your listing if it's not listed by a Realtor, or booking a showing without a Realtor if you're buying. It can be done without, for sure, but in this market where shit is moving so quickly it's not really an option.

Real estate transactions in Canada are a monopoly, make no mistake.

He ain't wrong. I don't want to deal with dirty public on Open Houses.

But RE is hot right now, things get bought up sight unseen. Now it's best time to DIY.

As with almost anything, a competent professional to perform a service for you is almost always worthwhile... provided that they are in fact competent in providing the service.

The problem with Realtors® is the abysmally low barriers to entry & lack of formal training requirements (both initial and ongoing), coupled with inconsequential oversight and governing bodies that border on being adversarial to the public / customers of the service.

I really think this is the problem most people have with the profession... Too many Lionel Hutz' and not enough Harvey Spectors

I was kidding CJ. the realtor makes it easy-er, but it might already be easy-ish..... That was what I was implying. Although if I every buy or sell another house, I'll probably get Jordan to do it.

    Exactly.
It's really your own fault if you use a crappy realtor when they all cost (basically) the same. Just use Jordan.

There are sooo many terrible realtors. Thing is the ones that advertise are some of the worst. You don't get Neustaedter as your realtor, you get the blonde airhead bimbo as your realtor.

The same goes for rental management companies. You're paying for a professional service and are literally pulling from the bottom of the barrel of humanity to monitor your property.

Having done it with this most recent house I’d say it’s simpler to buy without a realtor, in fact it makes the buying process quite a bit easier.

I would still always use a realtor to sell though.

    24% sold nothing.
36% sold 3 homes or less.

in other words if you chose a realtor randomly, there's a good chance you picked someone that has made maybe 1-2 sales in the entire year.

    lol.

Honestly man, I've strongly considered it. If people with no work ethic can make it work, surely someone with 3 brains vs. 1 can do a better job.

Considering a lot won't even mow their lawn... This is a little more work.
