To state the obvious: what would worry me deeply are photos like this one. I'd be hiring a geotechnical survey.

That's just some partially uncovered ancient burial grounds, haunted property is an extra feature

That was the start of House Project 1.0. Now, v.2.0 has some framing up and is worth selling.

I wouldn't build a house there if I got the land for free.

I think its more like the hillside is creating a new ancient burial grounds and has overwhelmed the retaining wall.. the house is next

This market requires enough effort to make a listing active with a half asses description and clearly any type of photos, and then wait for offers over list. There's no need to put in effort for that sweet, sweet commission

Ah, but this is a 1% realty listing… so it’s even better! Owners can do it better than a realtor, didn’t even take photos let alone half assed ones

This refreshed my memory of a house we went to a couple years ago by dead mans flats. Wife wanted a certain breed of cat and this lady had one. Went out at night and they had a long driveway just like the first pic and from afar the house looked like a castle but as we got closer i started to see how unkept it was and there no lights on so i thought we went to the wrong place. Wife called her and she said go to the back, when we got to the back i thought for sure we were done for. I told the wife we need to gtfo but she wanted a fucking cat so we went in anyways. The main floor wasnt done and a disaster zone so i assumed they were mid reno. She took us upstairs into this huge room and it was straight kitten factory with multiple kennels with the mom and the kittens. I was so scared i was planning on what i was going to grab to hit them with if shit went down. Wife was busy holding the kittens so i was talking to the owner and she told me the house was an ongoing renovation thats been going for 10 years because they ran out of money.

and I did not have the only say in the matter (most people just want it done ASAP and don't care about quality).

If anything we made a better decision because we had a consensus and were all on the same page.

I don't get how these sort of things end up translating to a finished product. You'd think at some stage of the plans or build someone sees the placement of the window and asks themselves what the fuck
