    One thing that 99% of inspectors won't do, but which anyone buying a home should do, is get the sewer line scoped. Low spots or partial collapse of your sewer line can turn into a $20-50k nightmare. If through your inspection you find the sewer line needs repair or replacement, it gives you a massive hammer to 659 the seller into a discount. If they don't play ball they are now aware of a latent material defect and open themselves up to being sued by the next buyer if it is not disclosed, so you have impaired value on the property by the cost of sewer line replacement. Most plumbing companies won't give you fixed firm pricing to replace the sewer line so you have no real idea what the cost is until the work is done, lots of uncertainty.
    There's inspectors that don't even bother with the roof (physically up there or by drone). and there's ones that don't bother going into the attic.

    My inspector was already on the roof checking things out before I even arrived. He brought me into the attic too, which I don’t think they are “supposed” to do. Best $400 I’ve spent.

    That is commonly what happens in Ontario. I think unconditional offers are the norm
    BC as well. Cousin just bought a home in GVA and seller allows inspection because the house isn't getting ANY Chinese buyers due to shitty house number.

    Any other places, inspection in offer will be ignored.

    Ah fuck, I was going to see about bypassing the inspection but now I see my lender was the one initially asking for it. fuck sakes.

    It's over 1400sq ft. I don't think that place is as crazy priced as some other shown here.....still crazy, but it's the times we are in.

    I don't think that one is too bad. Looks really nice inside, great area. I'm not familiar with how busy that road is, but it can't be too bad with it being a single lane road.

    That's actually not that crazy compared to the even smaller shacks in older SW neighbourhoods that have been selling for around the same price. At least this one you get a nice lake!
