From the perspective of cost vs. extended time on market & lower offers, surely the investment of new paint makes sense prior to listing the home, no?
This brings up a topic I have been wokdering about. How much "discount" would you need to buy a home that is otherwise good, but obviously needing new paint? Let's say for round numbers, it'd be $10,000 to have a professional repaint the entire home, would you want a $15k discount? A lot of people plan on painting before they move in anyway, so would you care at all, if everything else was to your liking?
My house has "engineered hardwood" on the main floor, and it's scratched all to hell from kids and life. Always wondered if it would be worthwhile proposition to replace that before a listing, or just offer a "flooring credit" or lower the listing price. House needs all the trim repainted too. Actually staging this house properly would be a huge outlay, wonder if I'd come out ahead or behind.

From a buyer's perspective, painting the whole house frankly has no bearing on the purchase price.
Changing all the flooring because it's really damaged is another, and I'd want to see a discount in some shape or form.
From a seller's perspective, unless something is really fucked (like holes in the wall, etc), it's not worth the cost to replace things only to sell it. At best it might be a wash.

I got caught up in this. First house I bought was brand new on a skinny lot and 'it's only a X minute drive' and I hated it. Second time around was an older neighbourhood with larger lots. I've even had less issues with my 'old' house than the new build had. Would always go for a reno'd older house going forth so long as it isn't one that has just been gutted and flipped in a rush. We looked into the reno route particularly because the lots were bigger, and were pretty disappointed at how little 200K would really give you. Plus living in a reno, dealing with contractors, finding materials...it wasn't worth the headache. That and we really wanted 3 bedrooms upstairs, which for a bungalow is a pain in the ass no matter how you slice it; don't like split-levels either.This quote is hidden because you are ignoring this member. End of the day we sacrificed lot size for an additional story, preferred community and move-in ready. It's not a new house but 10 years was enough to iron any major kinks out which was nice. Though all the fucking appliances seem to be going one after the other.
