    Yeah, if you hate oak it needs some love… but it’s been listed forever. Say you can settle on $900k… $1.1m for a fully reno’d ridge home with a nearly 2000sqft bungalow is still great value… especially that part of the ridge (goldilocks distance between the noise of stoney and Macleod)

    The location is good (ridge is great, access to stoney is great, SSW is subjective), but that's about it. You can just paint all the oak white/black and be done with it without spending $200k. The biggest drawbacks to that place are the small yard and the floorplan IMO; it's like a bungalow, but all the stairs to get to the main level make it feel more like a split level.

    Regardless, the bottom line is it's overpriced. <$1mm and it's been on the market for like 5 months means the seller is out to lunch.

    Yeah, if it was a walkout bungalow with no steps up at the entrance it would be gone… lesser location ridge homes like that have gone for more.

    Small yard is pretty standard for ridge homes, I personally rather let the city/province maintain my “yard” beyond the fence. At $900k I’d be pretty happy with that purchase. Either sellers are not willing or there is something more material wrong with it. Head scratcher how it’s still just sitting (beyond the classic calgary buyer only willing to look at new and shiny)

    At least they cleaned up some of the rooms, but damn $1.3M and you can't even declutter and tidy up the rooms for the photos. Love the backyard furniture too haha.

    There is actually a lot of this. We've been looking at a few different places and noticed how messy the places were. There was one with a bedspread that looked like someone had been murdered in it. And it wasn't even on the bed straight.

    Why the fuck would any sane person spend $1.3 million for a cookie-cutter home in Mahogany when they could go south ever so slightly and get a place in Heritage Point or an acreage in Dewinton?
