    Probably, but then again I don’t know what pressures they are under to continue their membership while underwater under threat of not getting another seat etc.

    Were you part time when you made the career switch? And aren't most agents dabble in something else like prop management or proj management to offset slow business on buy/sell side?

    Like how many agents really do it full time.
    Over 1000 agents in Alberta didn’t make a single commission in 2023 (and it was a hawt year!) … only the top 20% do enough ends to make a modest living off of it

    2023 wasn't a hot year from the Realtor's perspective tho. Total sales and new listings were down a fair bit so a lot less houses changed hands.

    My old neighbours (unsuccessfully) listed with his group. They said he doesn't do anything but market and recruit agents. No idea if that's true or not, but that seems like the dream realtor job.

    His ex did a lot of the marketing work too… dude has been involved in a few lawsuits. Usually started by him, but he lost a couple good ones recently

    To be fair, that is probably one of the best lots in the neighbourhood... I just don't understand why it's even on Realtor®.ca if it's conditionally sold?

    To be fair… it usually takes a few days for a listing to populate online. So if a neighbour saw the sign and told their friend who has been itching for a build lot… boom, pending

    Probably a requirement of the brokerage to have it in MLS for their sales stats and such.

    Price is absurd but at the same time when the new zoning goes through you might be able to rebuild 16 units on it (8 townhouses + 8 basement suites) overlooking the ridge.

    That's exactly what I thought. It's the only way $2.5mm land value makes sense. The lot is really awesome, but like... not so awesome that someone would spend $5mm building a house there IMO.

    Typically need a MLS listing for the bank. Our current place we bought when it was off market (was on market but they removed it), and a condition was for them to list it on MLS for one day so that we had something to give to the bank.
