    Realtors take a standardized test when it comes to market evaluations. Feel free to take the test below.

    Question 1: Detached listings have fallen in price by 4.9% over the past year. What is the current state of the market?
    A) Good time to buy
    B) Bad time to buy

    Question 2: Apartment listings have risen by 24% over the past year. What is the current state of the market?

    Hahahahahaha this made me laugh. I do agree with PenIs though, it could look like this -

    a) buyers market, definitely a good time to buy
    b) sellers market, so it's a good time to buy
    c) Don't throw your money away on rent! it's just a good time to buy

    But also a good time to sell.

    One of my neighbours recently got his realtor's license as a part-time job to his regular job, solely to be the selling realtor for his mom's house and buying realtor for their rental house to save on commission/total price.

    He said he pays some desk fee, yearly license fee and whatever else I can't remember, but the overall yearly fees were negligible against the savings in commission.

    His summary of the test was "I studied casually on the weekends for a month. It was an absolute joke, the bar is so low."

    Now I don't believe anyone has ever said the test was difficult, but when the entry to a professional position with fiduciary duties is "an absolute joke", why bother with a test at all.

    Seems like a big waste of time and money.

    Why not list with a 1% company and offer the buyers agent a commission.

    Clear cut example of an industry that needs to be run by the federal government, because WTF does the Minister of Housing even do? They should be selling houses.

    Something we can attach to the CRA for maximum efficiency.

    People can go to the registry and wait in line for a license to own a home, which of course requires a test. They then need to book a showing with a government trainer. Finally, they need to buy a form to make an offer on a property.

    Government surplus go brrrrrrrrrrr.

    I really don't understand the whole quarry park area. Who is going to pay 615k for a 2 bed condo <1000 sqft that starts with a $500 a month condo fee which will presumably double in 5 years.

    In a few years the Greenline will be across the street from that place. Some might find that appealing.
