    Except plenty of houses within a block or two have moved very quickly. This 950K duplex is CS by Westbrook

    That one's 300SF bigger and brand new (i.e. doesn't look like every other 15yo infill) and has a legal 2 bedroom suite which would help for affordability for those that appeals to... Posted mortgage is about $800 apart, but that suite would bring in much more than that, so the newer, bigger, currently styled place is potentially more affordable to prospective buyers.

    If the differences between those two places aren’t extremely obvious to you… well, honestly I don’t even know how to respond.

    The Westbrook factor is still there; that 950 place would be a couple hundred grand more (or more) in altadore.

    It's very small even for duplex standards and has a weird/limiting floorplan. Dark floors and cabinets are out of style.

    I guess with that, this place is considered updated (one year newer) and worth an extra $110K? I'm struggling to understand where the >3,000 sq.ft of living space is unless you include living in the garage.

    Slightly less dated interior, walkout basement, attached garage, 700SF bigger (above ground), probably 500SF larger backyard (because no rear garage)... Of the three you posted, this one seems like the bargain

    1200 main + 1200 up + 600 basement (assuming half the basement is garage) gets you to 3000. At first I just assumed realtor marth, but this one actually checks out haha.

    2-BED LEGAL BASEMENT SUITE (subject to permits & approvals by the city)
    Wouldn't those be needed prior to calling the suite legal?

    That is what I was thinking as well. I needed the city to approve my legal basement suite for my development permit

    Seems like a very shady way of saying it’s an illegal suite that conforms to current requirements. Thus it -could- be legal if the new owners wanted AND the inspections don’t find shit done wrong.

    scummy as fuck realtor though saying it’s legal. Should’ve said conforming

    Please clarify - do you mean the posted $12,700,000, or the assumed $1,270,000.

    For that place, it's hard to tell which should lead to more LOLs out of the meeting room.
