    I know it has a (some?) price reduction(s)... was $8 the last listed price, or sale price?

    I assumed the listing expired, as the listing realtor didn't announce the sale, which at that price point, is a MASSIVE sale in Calgary. Maybe she's upset that she can't sell her own house

    I grew up in Woodbine (on Woodfield Road which was one street over from this pimp mansion) and quite like it there. Getting downtown was a drag but the ring road probably helps.

    That house with the lower garage is sick as hell. I would buy that for that money if I lived in Calgary lol.

    When will be the best time to re-list in Calgary? March?

    We had quite a few decent offers on our house and eventually a strong CS in July when we first listed. Buyers did an inspection, found the sewer pipe was warped on our property so we spent the next month still under CS and spent $20k for a new sewer line to appease them. After we completed the work in August they decided to pull out for “health reasons” and buy something else. (How the fuck is that even legal?).. anyways.. Decided to re-list lower than our CS price and didn’t see a whole lot of action so decided to pull the listing around the end of October.

    I always find March, April, May the best time to list or Sept, October. Spring and Fall.

    Summer & Winter are the slowest, at least for me.

    I asked our realtor at the time to keep the deposit. He refunded it for whatever reason on the Monday before we could talk to a real estate lawyer. We ended up hiring somebody else after having a poor experience with him. Anyways, the joys of selling a home.

    Realtor is a idiot. They should've had all the conditions waived except for the sewer repair. Backing out for 'health' reasons is not a valid reason to back out of an inspection condition.

    BC and Que have come under light so they're working harder than other provinces to prevent these transactions. It's said, AB will now take on the burden of more money being laundered.
    I think BC became a hot bed due to the USA changing it's law on financial movement of money.
    Seems like I'm not the only one. Maybe I'll buy the book or did I write it?

    If conditions were not waived, you have no case.

    If they sent a non-waiver, that’s it, deal is dead.

    Deposit would have been automatically returned at that point.

    The realtor does not hold the deposit, it’s automatically deposited to a trust account.

    Well, it was conditional on inspection. Which is where they found the sewer problem, which we fixed.

    They did the re-inspection after we completed the repairs and nothing significant came up and that’s when they pulled out

    Anyways it was a non-waiver/notice whatever that means. Either way, a combination of losers but I’m not crying over spilt milk - just thought I’d share the poor experience. Phil Lepage is the realtors name if anyone wants to avoid him btw.

    How did your Realtor fail you? This was out of his control.

    Sellers should always do a home inspection on their own home, small cost to be aware of any issues before listing.
