    Returning the deposit when the client is lawyering up sounds like a colossal mistake. Even if it would have eventually gone against them.

    Buyer should be buying BB’s realtor a nice bottle of scotch.

    A “fiduciary” giving their client an opportunity to consult with a lawyer is probably a prudent thing to do. It’s not up to the realtor to decide if there’s a case or not.

    His realtor has zero say on the deposit. What are you confused about?

    Deposits go straight to a trust account. The moment a non-waiver is sent, the brokerage cuts a cheque for that deposit to the buyers brokerage who then writes a cheque back to the buyer.

    I guess I was confused. Add yet another thing to the long list of things that realtors are not responsible or accountable for.

    FWIW the realtor representing the sellers would ideally at least feign an effort to act on behalf of their client instead of throwing their hands in the air and saying “it’s up to the brokerage!” Even though as far as the client is concerned, there should be no distinction between realtor and brokerage. Crazy, I know.

    To be fair I legit stop for pedestrians on centre street. Instead of pretending not to see them walking up to cross walk like a normal Calgary driver do, from my observation and experience walking around downtown.

    Lmao. I got bigger problems to deal with but the realtor failed us in a number of ways, the falling through of the sale after being 35 days off market during prime time was the nail in the coffin. I don’t care to get into how many things the fucking loser screwed up on, but if you really care take me for a beer and I’d love to tell anyone about how much he fucked up because it’ll take a few.

    It’s just real estate I think. I’ve bought enough over the last couple years to learn both sellers/buyers and realtors are in general, absolutely useless (scratch that, most of society is useless). I hired Tanya Eklund shortly after and she’s not just a pretty face, she knows this business better than anyone I’ve ever met. We had a couple offers with her but I’m not in a rush to sell and don’t feel like taking lowballs..

    Anyways, I’d highly recommend her to anyone and I don’t think I’d recommend many realtors after the 7-8 I’ve dealt with over the years in BC/Alberta other than Jane Hoffman in BC.

    Saw this posted in the lobby while visiting one of my units today. Last time I was there was a Hong Konger was scoping out the building and asked me if I was willing to sell mine or if I knew anyone who was thinking of selling. I've had similar inquiries about my unit in Millrise too over the last few months. I wouldn't be surprised if condo sales increase if they aren't already.

    That does look like a pretty nice place, but it should for $1M. I'm guessing by the initial comments that this will be another quick flip reno with poor quality materials that look good for a few years and then fall apart? I'm a house flippers wet dream as I tend to think most of the houses posted in this thread are quite nice.
