    Triple heated garage with a hoist to a lower garage and workshop! Exterior is ugly but the interior is actually pretty nice IMO.

    That's actually pretty badass. Exterior wise, nothing like a paint job can't fix. First reno right there.

    This feels like it's priced well. I really like that place.

    Well it’s clearly been renovated 4-5 different times with different styles, several of which are really dated / questionable. Probably needs a minimum of 500k to fix/align to one nice style.

    It’s basically in Okotoks.

    Basically no yard ( if that matters to you ) while simultaneously having a huge Chunk on that side that will need to be mowed with a huge evergreen that will be irritating over time.

    Exterior needs to be painted in a big way.

    It’s on the wrong side of the street for that price.

    Agree with your comments here outside of the Okotoks... Woodbine is a pretty nicely developed area that is now mature and not that far from DT (~15km). Close to four major artery's (Andersen, Ring Road, 14th, McLeod)

    Cool execution on the garage for that house for sure.

    Woodbine is like 3 minutes further than Aspen, the way our favourite realtor drives maybe less.

    Now if that's close or far is a matter of opinion I suppose.

    No, too close to ring road. Ridge homes over there demand less money than this. I think real DOM is way higher than 57. Think it’s actually nearing 6 months

    Access is much better with the ring road, but it's definitely noisier. especially with squids all summer

    As for the house itself, as cool as the sub-garage idea is it's built in the wrong freaking direction. After your lower the hoist down, how are you driving it it off into the work space? Oh, you aren't. You have to put it on dolly's and then I guess build a ramp against the hoist platforms, because they don't lower flush into the floor.
