    $526K per unit at list price. Not a great deal at all in my opinion.

    Rosedale Maillot build update:
    - Framing complete
    - Basement floor poured and curing
    - Next stage is Rough-ins (HVAC, plumbing, electrical etc)
    - Interior design and selections 90% complete, getting a bit tedious
    - Millwork budget exploded, will need to re-prioritize/cut back
    - Estimated completion Oct/Nov 2023

    Isn’t it just stairs down to the driveway/front garage? Garage is lower than front entrance.

    A friend of my fiancé put an offer in on a house in Thorncliffe on the opposite side of Egerts park from us. 1 day listed and supposedly 6 offers already. Crazy.

    I paid 320k for my first house on trafford drive right by egerts back in 2010, if I had to guess, that one will go for close to double that much.

    Undecided. There will be a set of stairs from the covered deck above that would partially obscure the access. Initial thoughts were some finished storage for outdoor gear etc, a wooden playhouse for the kids (unsure about longevity), or alternatively, a hot tub? We have to clarify with the builder, I think the max height will be about 6 feet. The ground source heat pump and pipes are below that area so that may factor into the calculation.

    Lol it's an at-grade front patio. Can chill out there with a margarita and say hi to the neighbors as they walk by. We're very neighborly.

    I have a brand new $1.7M detached in Crescent Heights coming to market this week. You could walk to his place in minutes.

    It has a 3 car garage.

    Only gripe about crescent heights is the lots are so small and land value so high that after the build there's usually not much of a backyard. Its a catch 22 because you either get a walkable neighborhood or a nice big yard but you can't have both.

    Also I'd imagine the (ethnicity in your mind) peoples driving thru the neighborhood hanging out of their cars becomes a bit of an annoyance.
