Our Maillot Rosedale build is progressing... slowly but surely. At demolition Aug 2022 we were loosely told a potential move in of end-Oct 2023, then end-November and now we're forecasting end-January but likely February 2024. A move-in date before Christmas would have been ideal but it seems like the delays are mostly related to a recurrent shortage of labor and trades, both on-site and off. We've gone to visit the build site several times and I find it amazing how much work has already been done, versus how much is still left to go. Some decisions still coming through, mostly regarding landscaping and a few outstanding for interior design, becoming somewhat tedious, but the end is in sight.

The concrete was poured for the driveway last week, so we got to imprint our hands! The girls had fun doing it but I got told off for pushing down too hard on our youngest daughter's hand

^That concrete looks like shit and I'm hoping it's a non representative picture viewed on the tiny screen on my phone. Residential concrete place-&-finish crews are notoriously bad and I hope yours turns out well because that industry is a very troubled space.
The appearance of progress is very subjective. In the industrial landscape, it's very common that contractors focus on "getting the sticks up" early in the job. Erect the vessels and the tall shit so they can get those payments when the bulk of the work takes MONTHS after. It doesn't feel like such a bitter pill to swallow due to the perceived progress that occurred early on.

Sorry if it feels like I'm shitting on your project. That's not my intention. I'm just harsh about highlighting actual % complete compared to perceptions.

As someone looking to start a build in the near-future, knowing a few people that have built with Maillot and knowing Maillot (RO) on a semi-personal level, I would LOVE to hear some more about your experience, @kJUMP ...

Thanks for the feedback. I know literally nothing about concrete so I am hopeful that what you perceive is a screen resolution thing and/or related to the perspective of the image. Should there be any future issues, there's several people that we can call to get it sorted, so not feeling too worried.

Nice @you&me , where you thinking about building? We've had so far a good/great experience with Maillot, noting that this has been our only experience and we're not done yet. It's just a long haul when put all together, probably will be close to 3 years for us in total till possession. Everything takes time, finding a lot, engaging a builder(s), choosing an architecture firm and interior design team followed by countless meetings to get your vision into a workable plan, interfacing with banks and paying money from every single pocket, permits, demolition, construction with ongoing on-site visits, furniture, landscape, moving and finally settling in. It can be exhausting and tedious, but ironically, also fun. My wife is more engaged than I, but our approach has been more about just enjoying the journey, as opposed to being fixated on the endpoint. Delays will happen, costs WILL increase, we will get frustrated and have disagreements with each other. It hasn't been easy, but it's not terrible and very neat to see an idea become a reality. RO is great, we spent a lot of time with him earlier, not as much now, but he is always around. Looking way back, we had been batting things around with Rockwood, but it was his super friendly personality, always kind of laughing and just being down to earth that cinched it to sign with him and Maillot. We felt really comfortable with their team and still do, they become like your friends and get to know your family.

This tells me you've never dealt with a concrete issue before. I would deal with it now instead of later.

Nope, I've sailed through life without encountering any concrete issues. Should I be worried that the driveway will crack open and we will all fall in?

Concrete cracks. Plain and simple. No company will warranty anything unless you already paid for the replacement.

Someone used beginner level Photoshop filters. I'd be more concerned with that big blue asshole next to it.

And it's not even a loft, lol.

I guess 1-1/2 stories is too hard for some realtors.

I don't think the pictures do it justice. I went through the 3d walk through and was blown away.
