    $225-275/sqft for bottom of the barrel
    $300-350/sqft will get you a decent home
    $400-450/sqft will get you a really nice home
    $500+ for really high end

    House I grew up in is up for sale, so many good memories and nostalgia seeing the listing. My dad built the rear deck, the treehouse (minus those steps), the garage, the driveway and retaining wall, and completely developed the basement from nothing when I was a kid. Price seems pretty high still to me, the kitchen is largely the same minus paint, floating ceiling removal and appliances as it was in the 90s. Really the only major changes are paint, major updated upstairs bathroom, windows, front deck and rear flower beds from when we moved out in 2005 (and sold then for $285k). I remember we planted the tree in the front yard too in the early 2000s, it’s really grown.

    Saw some unknowns walking through my neighbours house and asking about the landscaping and garage, fingers crossed it goes on the market and I can get a good comp and a new neighbour.

    I wouldnt live in the house to be honest. Buying my childhood house would be the worst investment as I wouldnt live in it or rent it out.

    however, I feel sleeping in my original room would be the most comfortable. It would definitely take me back to a time of no stress and problems lol.

    I probably have said this 1/2 dozen times before, but $500 will not get you really high end. That will get you the high end of builder grade.

    what defines "high end" ? Lots of built in drawers and cabinets in every room? vaulted ceilings etc or is it other things like an overall feeling of the house feeling "solid"?

    Sounds about right.

    For example, 'Coupe's "partner's" project that he sold earlier this year in Crescent Heights had "over 4,000 developed sf", and was sold for $1.7mm... Honest Door says they acquired the lot for $520k, so net of that, the new home was ~$1,180,000... From there, you can back out the cost of demo ($30k), modest profit ($100k), and of course, the Realtor® commission ($50k), so we can estimate the cost to build was $250 psf... Which is considered bottom of the barrel, by some.
