    What is this? A centre for ants?! The pics are so tiny.

    Looks like things are shaping up pretty nicely. Is there going to be access to the top of the garage? Also, if you have a dog, it might be nice to put in a dog washing station, where you were going to put the washer/dryer in the mudroom.

    Do you entertain a lot? The bathroom for guests... is only the garage level powder room? So if you're having a dinner party people have to go down a level to that bathroom, which is also the bathroom for that bedroom user?

    We have the only house on the block without a front drive. We’ve already been approved for an apron replacement to lower the sidewalk where the driveway goes. Our neighbor added a front drive a few years ago. We are lucky there is precedent.

    Do the windows in the backyard all move and open up the house to the backyard? Always curious if that's even possible in our climate. We had that in a house we rented in Hawaii and I've always loved the concept.

    We've been talking about it, but fuck is it expensive for something that will be used maybe once or twice a year.

    Calgary has 2 problems that make it really hard to justify. 1. It snows every month of the year. 2. Fucking bugs.

    When we lived in Aspen, we never opened windows. HRV kept everything fresh. This house might be the same.

    Details like that will come in the Building permit drawings. Right now we are trying to get the major details done to get a development permit.

    Bedroom 3 in the basement is really a guest room / second den. That level is above the garage (3-4ft) as it is a split level and only half a story below the living room.

    Yea figured it won't be cheap. More curious if it's even possible to have that seal tightly in the winter.

    Bugs aren't that bad, maybe it's cuz I'm in NW and bugs don't have a chance against the wind haha. But you're right, only used a couple times a year.

    If I had a house backing on a lake, I'd do it for sure. Bugs or no bugs.

    Nana doors are stupid expensive. We looked into them at the lake but figured it wasn’t worth the bugs / extra cleaning that would go along with it.

    Couple of side by slide sliding doors with screens is much more practical.

    I never open windows in Calgary because I have AC. Haha.

    Basically if you can afford those windows, you should be able to afford someone to do the extra cleaning that goes along with it.

    So, to give you some perspective, a patio door with 1 slider is $2K plus the side lights which could be $1K each for a total of about $4-5K.

    A double slider with side lights is $11K depending on the height of the doors.

    A full wall of windows is double to quadruple the double slider cost (I've heard 4 times the cost). Having it open that way will double my window budget.

    Word. I know a couple of people that have these in Calgary. These people can afford to have others clean them.

    My brother in law is vp at an architectural building supplier / manufacturer, high end glass walls and other such related products.

    eye watering what some of that stuff costs. UNFORTUNATELY I can now access their entire catalog at cost, but can't afford the kind of house that would be suitable for something like that. Love the look though.
