You still hardware every device you possible can, wven the most expensive wifi systems just can’t hold a flame to a solid wired connection, no matter what they try the advertise the peak data rates on the box. That and the more devices you can offload off wifi the better your wifi network is for devices that have to be wireless.

Mesh networks are amateur hour, wire every AP or your wifi will perform worse. This is for the same reason you don’t just wifi every device.
Mesh networks aren't amateur hour, they are a great solution for certain applications/use cases. In this context, a mesh network is what you would rely on for best possible wifi coverage throughout an already finished house that hasn't been fully wired (if you can't/don't want to pull more wires). The default approach should always be wired (root) APs unless cost/location/other is prohibitive, then mesh is the fallback solution.

Asbestos removal seems to be complete. The roof leaked or is leaking. Found black mold behind the vapour barrier and in the insulation.

Your roof is probably fine. That mold is probably from condensation due to attic rain. Houses of that era didn't have near enough insulation in the attic. That poly might not even be vapour-proof.

There’s always a better solution. Of the houses I’ve helped setup over the pandemic we’ve used all the solutions to bring in wiring in a finished space. From MOCA 2.5 reusing coax, to running wiring in from the outside. There’s always a solution.

I’ve had to do this for houses relying on mesh. Coverage is one thing, available bandwidth and latency is a huge problem. The amount of bandwidth lost from meshing impacted video call quality dramatically. Mesh is useful for really low bandwidth usage, and is merely a stop gap till work from home became commonplace.

Just start a thread haha. Lots of people here with great experience in setting up good WiFi. The basics? Rely on ISP for modem only. Get a good router, get a poe switch, to all your hard wired APs.

Determine the color of your house and trim before ordering windows so you can match the window frames to the trim color. Personally, I’m not a fan of white window frames which is what most people choose. They simply don’t look good when compared to color matched or even black window frames.

I am still going back and forth on commercial windows. There is a significant cost difference and it probably isn’t worth it, but fuck do they look good.

Man, it would be such a missed opportunity if you don't mount a TV on the wall of that loft lol.
But kids and TV, I get it.

I'd do it just because... They're spoiled already right?

For sure you need some plugs up there to charge things or even plug in a small light if they wanted

That storage plan makes me erect.
So here is the drawing of what the architect is thinking. The "laundry" part of the mudroom has been nixed. Just a mudroom now.

The left set of stairs goes down into the crawl space which is will be 6' to the bottom of the trusses. The right set of stairs goes into the house from the landing. The architect was smart and took the space from the house instead of the garage for the stairs. This gives me a 25' deep by 23' garage.

Smart move on the stairs. Now you have room for a TRX. lol

The stairs to the crawl space reminds me that I used to work with someone that built a ramp from the garage to the basement. Not big enough for a vehicle, but two Ducati's in the basement looked
