    Default Remodel of our new old house

    1967 3-level split. It’s technically 1800 sqft, but the 3rd level makes it 2700.
    Single pane windows
    Vinyl siding
    Shiplap floors with K3 on top
    Big ass trees
    Strangely has Truss roofs which is odd for a 60s house.
    Just got tested for asbestos.

    This whole thing started as a house we could Reno for a few grand. Windows, kitchen, washrooms and floors.

    Then we wanted to vault some ceilings (super expensive because of the trusses), move some walls and add some windows. That quickly snowballed into getting an architect to redesign the whole interior with the idea of taking it down to the studs.

    These first set of pics are before possession.

    This Cantilever was added after the main house was built. What’s interesting is that the ship lapping all lines up on the floor inside.

    Curb appeal might be gone, but those trees were a maintenance nightmare. Waiting for the renovators to tell me the foundation is fucked. One of the neighbours cheered as the trees were being cut down. She said that she had to clean leaves for 8 weeks as one tree goes yellow before the other

    It’s a just under a quarter acre. It’s just under 10K sqft. We sold our last house because the yard was too big at 11K sqft. It’s ironic that we ended up with such a big yard. It’s in UH.

    So we contacted a bunch of renovators and builders to come and assess the house. We got all sorts of estimates for cost. Some reasonable. Some so stratospheric that we were sure they just simply didn’t want to do it.

    As mentioned above, we decided to engage an architect to get us a plan that would allow for realistic estimates. As we went through the process, it was suggested that rather than spending $30 to $43K in labour to hand demolish the house and keep most of the frame, it made more sense to tear it down to the foundation and rebuild from scratch.

    The following renderings were done with the idea that we were maintaining the structure and the main roof over the 2 story section. Needless to say, we are in the midst of redesigning the whole house.

    New front attached garage and flat roofs. Now that we are tearing it down, the flat roofs are going (cool, but too expensive).

    That's exactly what I thought.
    I believe OP is in Varsity. One of the reasons we looked at the houses there is because of the tress and how mature the tress are. I know the roots could run into the foundation and damage it.

    All flat roofs do on commercial buildings is leak. Do they do something different with residential roofs?

    Trees are cool. We will plant mature new ones when we are done. The problem is that these are poplars. The sidewalks are all cracked and uneven because of roots. I’m sure there is foundation damage as well.

    One of the trees was in the way of the driveway we are planning.

    It was not an easy decision. We loved the mature trees.

    The maintenance (which most people ignore) is expensive. We asked what the cost of trimming would be. $3k to trim. We’ve been in the yard when serious size branches fell to the ground. A snowtember type event would likely cause major damage.
