    Realtors use it when it suits their purposes for marketing. Or if they are too lazy to do their job. No other reason, because the city assessment is NOT the same as an appraisal, and even a true appraisal is pretty rough.

    Built a deck and finished some landscaping. Result - up 3.5%.

    Up 1.5% and my street still wasn't plowed.

    No renovations except the city came and removed 2 of their dead trees last summer.

    Well that was refreshing.

    Apparently the city was overcharging me so much on tipps that my monthly payment is going down 35% for the remainder of the year.

    Mine went down $60 a month. Plus a new roof dropped insurance $250 per year.

    i got a tax bill even though i pay it with my mortgage...........

    That happened to me when I switched mortgage companies and the new one didn't pay the property taxes as the last one did.

    yah i guess this is what happened.. it's sitting in my mtg account as a credit with scotia? so i have to email them the bill and they will pay it.. seems stupid haha

    I keep a spreadsheet of it because it’s impossible to find online.

    Honest door has property tax info listed as well. They are estimates unless you go in and edit them but seem to be pretty close. What they have listed for me this year is higher by about $60. My taxes have gone up by $1000 since 2016

    I have never had a year where the TIPPS adjustment never went down.
