    If you're building new, you build a sub-basement for that.

    Hi all, a bit of an overdue update for anyone following. Taking into account suggestions here, I have gone ahead and increased the window size by making each window on main floor 6' high instead. There is a new window added in the WIC, but don't see a need for any more. I have upgraded the front and rear patio doors to 8' in height and other small tweaks here and there. As I was on vacation for a while. I was slowly dealing with all the upgrades etc remotely which took a while. Anyways, the house plans are almost fully completed now. You can safely ignore all the siding/roofing, there will be lots done there that isn't on the drawing as that work will be done by me.

    My windows and doors will all be black/black inside and out triple pane with dual low-E coatings. Garage door windows are also insulated.

    This is the doors I chose:



    Front of house (there are window grates in the left two windows as well, they forgot to add them in the drawing, but they will be there)


    Garage side of the house


    Rear of the house


    The other side of the house


    Floor Plan (not finalized, pay no attention to fridge/stove placement in kitchen, won't be like that exact, but most other parts are correct, also no plans yet for loft so just a big empty space for now)

    It seems to me like you'll be spending a ton of money on high pitch engineered rafters without any benefit of usable space over the living area. Or are you using steel beams?

    Hey. Don't think there is any steel involved. There is a vaulted ceiling but at a much lower angle then the actual roof. Sorry not a construction guy to know all the lingo, but from quick look my understanding it it's just engineered trusses.

    A comment my builder made to me when i was building that I'll pass on:

    Try to locate your laundry away from any bedrooms (i.e. no shared walls). If you have to locate it adjacent to a bedroom, do not place your washer/dryer on the wall which is shared with the bedroom. If someone is sleeping in the adjacent room, you'll hear & notice the appliances operating. I'd definitely suggest flipping the layout of that laundry room. Maybe consider swapping it with the WIC, too. Might take some tweaking, bit that could be a better arrangement noise/vibration wise.

    Also wanted to mention: Looks like you've got a patio door leaving the living room, which probably means your media is going to be against the wall which is shared with Bedroom 3. Might also want to consider adjusting that arrangement... if media is on the shared wall, it would be annoying a.f. if someone is sleeping in there whilst someone else is watching TV in the living room.

    More so the dishwasher too. The help doesn’t need to be seen on the main floor at all.

    The help gets their own dishwasher in the basement to keep the Cove one in the kitchen pristine.

    I see what you mean, I actually sleep right next to our upstairs laundry right now and with the door closed it doesn't bother me, but not much of a change to swap it out and put it on the other side. I like the location of it where it is, but yah, I can swap them to be on the other wall. There will be plenty of sound insulation here as well as it's up to me and not the builder, so I will put a ton of noise insulation in this room. Thanks

    Yes this is true, that is where I was planning on the TV on that shared wall. I like that layout, so going to have to suck it up. It's only the wife and me and most of the time I use bluetooth headphones when she is sleeping anyways, so not that big of a deal. I will put lots of sound insulation there, but at this point don't want to change. I want the TV in that spot, but thanks for the feedback.

    Upstairs laundry is the greatest thing since sliced bread, had it in our current house for over 10 years...not really sure of the hate. To note, this is slab on grade, no basement in the house, all one large bungalow with a loft.

    It's about risk/reward and it's a bad idea with the complete unreliability of modern washing machines + the floor drain (if it's there) most likely being connected to nothing + the cute garden hoses that pretend they are plumbing (which we ALL remember to replace revert 5 years, as per recommendations. Yep, none of us leave those hoses in for 10+ years...

    I went to a house in Stonepine the other day, (speaking of plebs and basement and upper appliances, etc.) It had 2 full size fridges,1 full size freezer and 2 wine cooler / smaller fridges on assorted floors. All Sub-Zero.
    Kind of funny.
