    Default Standard Practice for Washer & Dryer

    Is it standard to include Washer & Dryer in sale of homes these days? I suspect it is, but figure I should see what standard practice is now.

    Long story short:
    Note on my door last month to buy my house.. it's a number that I am willing to pack my bags and go and thus here we are.

    I have only ever sold a house without the washer and dryer once. That was because we were moving into a brand new house and needed them. Otherwise, I have never moved a washer and dryer.

    They are most commonly sold WITH the house, but there's a section on offer forms to stipulate what's included with the sale. That's typically where the washer/dryer will be stated including far more important things like window coverings.

    It's optional and included in the offer. The seller puts in the listing what is included and the realtor should be able to tell you that but it's up to you to negotiate whatever you want. They can say they are keepingg them and you can write a offer and say we want the washer and dryer and then see what they come back with. In a normal (non-crazy) market you can always just negotiate that cost.

    90+% houses the washer and dryer stay but in a few cases maybe they just bought a really nice set and want to take them to their future home.

    Literally anything is negotiable though, you can do the walkthrough and like their couch/dining table and include that as part of the sale.

    Might be difficult to pack a washer and dryer into your bags.

    If you want a realtor to fill out the form completely wrong because he doesn't know the difference between including and excluding, there's a gifted realtor in Edmonton I can recommend.

    I would assume the house would come with all appliances including washer/dryer unless specified otherwise.

    Only other situation would be if I was moving to a new house that had a worse washer/dryer setup. In that case I would move the better W/D from my old house to the new one, and bring the set from the new house to the one I was selling

    Ultimately it’s your choice what you include or exclude.

    Generally speaking a washer dryer isn’t material enough to affect final selling price so it’s easier to just include them rather than have a buyer factor in cost of a new washer dryer into their offer.

    Considering you got a note on your door. I’d say no included and Kijiji that shit for profit.

    I've never seen a pre-owned home that didn't come with all appliances including washer/dryer.

    New homes it's about 50/50 but I assume everyone just writes one into the offer conditions.

    Neither of our purchases came with washer and dryer, it's an optional thing, could go either way.

    If I was making an offer and they were old and looked shitty I'd probably purposefully exclude them from the sale, same with a big deep freeze in the basement. That shit is so hard to get out it's not worth the 100$ someone will lowball you on kijiji for.

    The question is more if the buyer wants a used washer and dryer. We promptly kijiji'd the ones in our latest purchase. Most people don't seem to know or care that you need to leave the washer door open so that mold doesn't take hold.

    Keep in mind the house is only 3.5 years old so washer and dryer shouldn’t be in too bad of shape hah

    It's there an analyst you could hire to determine if their combined value is worth 0.245% of the total property, or is it 0.246% of the total value?
    This should influence your decision greatly
