    Default Residential Shingles

    Guys, who knows about quality levels of your typical asphalt roof shingle? I primarily work with commercial roofers so know sweet F all about residential products and, the guy we used for residential roofing went right off the deep end since last year so I have no contact for that specific trade.

    I just want to understand the ACTUAL difference between grades of asphalt shingles beyond the pricing, what's actually worth the upcharge in the real world, etc. You know, the typical things the guy pushing the upcharge won't necessarily tell you haha

    For example, a price I have has 3 tiers - Cambridge/Biltmore, Dynasty/Regency and Vista AR with a low-high cost spread of 20%. What's the real world value of that 20%?

    The only thing I know is that they should be a certain impact resistance grade for hail, and your insurance company will want to know that too as I believe it affects your rates.

    He's in Sask, so that will likely be much less of an issue. (Although, something to consider).

    Have most started asking for this? Is this just on new construction and new roofs? I don't know the grade I have, so I assume my insurance company doesn't either.

    When we insured our house last year that was one of the questions they had for me. They wanted to know if they were Class 4 impact resistant, which I assume is the threshold for some kind of discount.

    Neato. I will be needing shingles soon enough. Although the last few hailstorms weren't enough for my insurance company to want to help me replace.

    There's a discount for class 4 shingles, but Bill told me it typically isn't worth the extra cost of the shingles. Not if you are in an area that never sees hail damage anyways. Maybe it's worth it in Skyview Ranch

    Yes, some companies give a discount for Class IV. The upgrade cost from a high-quality non-impact-rated shingle to a Class IV for us was about $2000.

    Yea I went thoguth this exact thing last year with Bill and Intact - the materials cost upgrade was about 2000$ for our roof and the rebate was a 150$ one time thing - yep that makes sense.

    Had it been an annual break of say 200-300$, then I would have done this. Now, the chances are good in 10 years we will be getting a replacement (pro rated).

    Makes more sense to look at it as a discount against the new roof rather than a discount off your coverage.

    Theoretically 200 bucks up front probably means more to you than 2-3 dollars a month savings on your premiums.

    Well between the $150 discount from insurance, and the $2,000 the City of Calgary is going to pay for everyone's new hail resistant roof, it'll be worthwhile.

    It's only class 4 for the first year, every year it drops down 0.1.

    All this insurance talk just reminded me that I forgot to remove my vehicle commuting insurance since I've been WFH Friendly reminder to anyone else who may not have done it, it's usually $50/mo or more.

    The threshold in insurance is in fact "class IV impact resistant" but the actual discount A) is only with some companies and B) not enough to be a deciding factor as far as I'm concerned. I replaced my roof in 2017 and I think it was an extra $800 - $1000 upcharge and I absolutely went that route. Anything that's going to potentially prevent me from having to file a claim next time around is worth it in my eyes. Insurance claims are a pain in the ass so to me the best one is the one that never happens.

    Getting a new roof of any kind will usually result in reduced home insurance premiums, going class IV MIGHT make it a bit better.
