    My roof was done 11 years ago. Says I've maxed out on depreciation so should or can I actually reduce my insurance coverage? I mean I can save money for the roof if it hails and replace myself. My siding is aluminum aka almost bulletproof and the direction of my hail is mostly blocked by my 2 story infill neighbour so not too concerned with windows.

    Bump.

    I have a quote to have my roof redone, and the quote is rather reasonable, however at the bottom of the quote is an optional shingle upgrade for `Malarkey Legacy 50 Year` shingles. I've been reading reviews, and they're hit or miss. It's either a 5 star review of being the most amazing thing, or a 1 star review of them being terrible, and all warranty claims being denied. Apparently these are Class IV?

    Now the optional upgrade would be a $2850 increase, and while a 50 year shingle would be nice, I think they're really only "good" for 20 years or less? How long do roofs traditionally need to last before being done anyways? Is there a long-term cost benefit to this, if we're planning on staying in this home long term?

    I have Malarkey shingles, installed in 2012 IIRC (probably not lol). They've held up great.

    The non-recycled shingles in the neighbourhood have held up great, my old house in the same community still have the same shingles from 2002 and they don't look worn at all.

    I expect any warranty claim from any manufacturer to be denied. It's worth nothing.

    90% of a roof's effectiveness is proper install.

    How long will you stay there? Probably all durability claims are meaningless for people who move once per decade or more.

    Probably 20 years? Unless something happens? We bought the place to raise kids in (and we have no kids yet).

    We had the upgraded Malarkey shingles put on in 2012, so far so good. House originally had IKO shingles, they disintegrated after only 6 years and a hail storm finished them off.

    I put the Malarkey Legacy on our house after a hail claim in 2016. They haven't been tested by any serious hail yet but depending on your home insurance provider the class IV impact resistant rating can get you a little bit of an extra discount. Regardless of what you put on, once you have a new roof ALWAYS call your insurance provider, it will likely reduce your premiums.

    That seems counter intuitive to me.

    Does a new roof really survive being ravaged any better than a few year old roof?

    I would figure a brand new roof, which pays out at 100% of cost, would be more expensive for insurance co to insure?

    Nope, newer roof stands up to hail far better than one 5-10 years old. It can take a bigger hit without sustaining damage so no claim is needed.

    Plus, people with an older roof are more likely to hve accumulated damage from year of smaller storms, and could be just waiting for a single larger storm to make it worthwhile to make a claim. I have no doubt the insurance companies have good quality data on this stuff.

    I do not know why builders put shingles on in Calgary anymore. Other than cost and the owner can deal with the problems and repairs.
    Tempted to go metal roof on a new build or flat roof with the new technology and membranes they have vs 30 yrs ago.

    Metal is super loud when it rains. Also despite their claims of being hail proof they can still get dented. So yeah I guess they're hail proof in that they don't get holes in them.

    Rubber works well here. Just make sure they put in ice guards.

    Considering insurance replaces metal gutters once it has dents, I'd say metal roofing is a high risk for similar cosmetic "damage".

    I recall my family getting a quote from some greasy salesman a long time ago for a metal roof. It took for fucking ever for this tag team (he had to bring this other clown in who he kept referring to as "Mr. Bob Ganner" like that was some legendary celebrity we should've been honoured to meet) to finally spill the beans on a price and I think it was like $80k or something. It was probably 4x-8x more money than a reasonable roof so it was just completely preposterous.
    And they couldn't get this gruesome twosome to GtFO after because my parents were far too polite. I was sitting there thinking "how are you trying to close a sale with people who simply don't have the money to buy your product??! And maybe could you smoke, later? Maybe just live without a cigarette having out of your gross moustache for another 20 entire minutes while in a potential customer's house?! Do you think you could manage that?"

    Blechck!! What a gross memory! My day is not off to a good start. I can look forward to getting better later once I get this day turned around.
