I could see a dumb homeowner thinking its normal for a buyer to demand discounts the day before possession but wheres the realtor stopping all of this, hell even if he sold it on his own you'd think a friend or even the lawyer would say thats not how it works lol

    This arrangement seems as dangerous as ever. You are out 50% of your own money and you put yourself at risk of mortgage/payment issues at the mercy of your gf. Not to mention the 50% you put down is potentially half hers... scary shit!

    *thread seems over, so I think I'm fine to derail completely...

    Hey, if I get Mr. Volvo to loan me a couple hundred k instead of signing with whatever bank or going HELOC, or whatever on my mortgage renewal, I'll assume he'll want some sort of lien on the property or ownership stake, or whatever which seems reasonable.
    But... If he has a propensity for marrying whores and getting divided in half every ___ number of years, this switches from a his problem to a my problem, right?
    Like I really don't need his 3rd ex wife claiming a stake in MY house because he lent me some money.
    This is a legitimate concern, right?
    Unless loans & debt accrued BEFORE marriage tend to not be shared between partners after a failed marriage.

    I would just strongly prefer a friend to make money off of me rather than a bank.

    Regardless of the legal agreements to protect your underlying assets. Why would you want to proceed with this approach? Still feel like this is a messy agreement when/if the relationship goes south (im a Statistician, so your chances are greater than 50%). In this scenario, at best you get to sell and recover your basic down-payment with +/- profit/loss and transaction fees.

    In order for us, Beyond Consultants, to better assess your situation, please post pics of said GF for further evaluation.
