    Clear conditions. LoL!
    In Edmonton, the way I had the listing written, it indicated all appliances and window coverings were included.
    Well, a realtor named Darrell Cook had his clients make an offer and the way they wrote it, it emphasized "EXCLUDING: washer/dryer, fridge, etc etc"

    So, a week or two later they want to revise the offer saying "Yo, I totes meant INcluding, you need to fix and initial". So I did, but added $1,000 to the price. I hope they made the realtor pay that.

    I can see fucking up inflammable and flammable, but including & excluding is a little much, particularly for a native English speaker.

    Same thing happened to my brother recently. Buyer agreed to everything then claimed the home needed a new roof at the last minute. Inspectors sided with my brother but it was obvious what the buyer was trying to do. My brother was moving provinces so he had to sell the house, and lost $5000 just like that (the discount the buyer demanded).

    If all you have to do is replace a tap or two, just do those little things, you're getting off easy.
    ive said this many times in your posts but you, your family, your friends, your friends friends, your friends friends cousins all have the shittiest luck lol For that to happen once to yourself is already wild enough but to have it happen to your brother too is bullshit as in false or theres stuff youre leaving out from your story. As mentioned before thats the reason you have conditions and wave them once its good, you dont go and make demands the day before possession. If your story is as straight forward as you say and you both paid the demands the day before possession then i really dont know what to say lol

    20x20 only works if it’s 12’ ceilings. Otherwise 22x22 minimum.

    I vetoed the garage size already, I’m somewhat ok with the budget increase as long as we do find something we both love.
