    If they haven't waived conditions then they can walk away and get their deposit back for anything really. If they have waived conditions, fully tell them to pound sand.

    General rule for me selling homes, never fix anything. If they find a problem and they always do, negotiate additional cash off, splitting the repair or something like that. That way you don't run into this horseshit, it's never fixed to their standard and then you are bag holding with a bunch of headaches. Better to give them some cash off and the problem goes away.

    +1 this is what I did with my last sale, credit off of the sale price for any issues. They can fix it to their standards are leave it as is. Less headache for me in the end.

    Had the dishwasher in my rental shit the bed between selling and possession. I offered up the cash value of a replacement unit (cheap builder spec dishwasher) so they could upgrade or get whatever they wanted to. They came back with the request to install "something nice". They got the cheapest builder spec dishwasher I could find, fuck that shit.

    My bro had the buyer pull this on him when he sold a couple months ago. They agreed to have 4 plugs switched out and that was noted as a condition, after that was done the seller came back and said it was supposed to be 20 lol He did what was agreed to on the contract

    Def the easy way out but at what costs? Buyers will most likely want way more than its worth as a discount i bet.

    I mean there is nothing wrong with requesting to fix things after an inspection finds them faulty.

    My hood fan wasn’t working during my inspection. I asked the seller to have it fixed/looked at. They decided it wasn’t worth their time. So i got a quote to replace it with full install and held back that amount from purchase price. I fixed it myself and kept the money.

    Never agree to fix anything, just decide on a $ figure and move on.

    So much flak for the realtor but I don’t see them doing anything wrong here? I would think any realtor has to at least pass along the message especially if the buyer is being pushy. They are doing the right thing telling them to pound sand on behalf of OP so what’s the issue?

    Maybe we are reading too much into it, but it really sounded like the OP felt like he had to figure out what to do without anyone he trusted to guide him. If that's the case, his realtor is shit. If that's not the case, his realtor might not be shit.

    I agree, but this isn't from the inspection though, and the inspector didn't see this. My bet is they just want different looking taps and want OP to buy them.

    This is common realtor behaviour in my experience. The fact he’s keeping you in the loop for responses is he showing you how difficult the other realtor is being. That’s the other realtor doing their job well.

    Think about it, your realtor works for you. If he actually doesn’t know how to deal with the other guy, he has to tell you - that’s fine. Otherwise he must say “I’ll deal with it, don’t worry”.

    One of my realtors was struggling with a deal we were trying to close and he was out of options. So I had a little conversation with him. It was a good conversation, constructive. I asked and guided him toward seeking additional help. I suggested if he had some coaches or mentors he could reach out to, Perhaps a think tank to bounce strategies back and fourth.

    It sucks you’re in this position, if conditions are closed there’s nothing they can do. Honestly.

    It actually sounds like not all conditions are satisfied, which is your problem. The buyers can break contract for any reason if conditions aren’t fully satisfied is my understanding.

    Same kind of shit happened to me when I sold my last place. Talked to the lawyer and he said they're just pretty much just being dicks about it and the conditions were waived already. If they wanted to pursue it futher, then the lawyer would step in and they would have to deal with him.
