    Well so they were the first ones to see the house when it listed on Wed AM they were in there by noon.
    They offered 20k over but gave me 3h to respond, in which I didn't.
    2 days later with 30 showings. There's a few that commented through the portal that it's overpriced, and/or how it's dated from the 90's.... a few that didn't like the location.
    My realtor had collected all the offers. 2 for ask, 2 for 10 over, and these guys came back at 30 over which I accepted. Per a previous post... their offer had some sketch terms to it though, but that's another story you're welcome to ask me if you know me in person. I shortened their C/S to 1week to maintain interest on the house if their deal fell through.

    Based on their list I wasn't resolving shit.
    My realtor told them to take $2k off
    They came back at $2.5k... so still $27.5k over list.


    BTW
    The "fence is caving in" is about 85 linear feet
    The "condensation in windows" were the middle ones:

    Sounds like the right way to handle that. Money off is better for both parties than any hasty repairs done under duress to meet a possession deadline.

    I would have replied with "condense this!"

    lol at $2.5K off. That'll barely pay for the glass replacement. Stuff like that is so stupid and a colossal waste of everybody's time.

    Weather stripping on garage doors
    Exterior vents
    The fence is caving in, 2 big windows need to be replaced they’re a lil old with condensation, the furnace is dated, some cracks in the foundation, potential leak for the roof, could you your client pick 3 to fix, duct cleaning & Thank you (:
    Sold mine a couple months ago and very similar situation, couple larger items like furnace showed rust, cracks and a water mark in ceiling. Their realtor told mine that if we fixed 2 they would take it so i chose the furnace clean and replacement of GFCI plug lol

    If a potential buyer has already forked out money for a home inspection they are likely already planning on purchasing unless something major structurally is found.

    For little menial shit tell them to pound sand.

    When I sold our house April 2021 (full list) they wanted ~$5k off after the inspection. I said no, fixed the ice maker in the fridge ($100) and they were happy.

    I should put an offer on a house for ask and put a condition that they remodel the kitchen just for the lulz responses.

    my house is for sale now, one realtor asked some odd questions. It's like he's never seen renovations before, he asked why my egress window was sealed.. but its an awning window haha... lots of interest but no offers yet

    Mixed messaging on the market right now. Some people are saying it’s blood hot, others say they’re dropping price - no offers.

    I wonder if the hot is very focused on 450-550 range now.

    As someone in the $450-500 range who had a crazy selling experience I would say so. We bought in the $650-750 range and it was on the market for a few weeks and had a few price drops before they got any offers, all of which were under their already reduced ask.

    repeat of the 2009 financial crisis. Entry level houses were selling like crazy, but "move-up" houses were sitting.

    My last deal was last week and sold for $10k above ask same day listed.

    A month before that sold another $13k above ask, also first few days on market.

    Both were record sales for the areas. Both were in the 600-800k range.

    I think it all depends on how well you present your home and the price you list it for.

    I’m still seeing bidding wars.

    We paid 10 over ask for our place last month in the 500-550 range.

    450-550 is still on fire but most over that are sitting because theyre so over priced. Area is a big one too, the burbs have definitely cooled. Listing a house in lake bonavista so im hoping for bidding wars

    Yeah i could see if it was minor things like if i didnt clean the furnace or replace the GFCI plug but if the house is trashed i can assure you the buyer is not out of luck the day before pos

    When I sold my last place 2 years ago I had a similar experience. We agreed at a price then we got the "must fix" list from the home inspection. I said no. Take it or leave it. At the time it was only on the market for two weeks and I had good traffic. The other thing is, they toured the house 3 times! Each time I had my cameras on watching and it was obvious the wife had already made up her mind that it was the house. Sure enough, they dropped those conditions and signed off.

    I paid asking in June this year as well. Plus I got well over what I wanted out of my last place last June.

    It feels like out of the city to the west has slowed down…but generally in a different price category. My immediate neighbour’s place has been up for a while at $1.6M and across the highway, another one at $1.3M has been sitting for a while too. But earlier this year, anything in the area up to $1-1.1M seemed to disappear pretty quickly all around the same time. Covid rush out of the city?

    Aren't awning windows generally not permitted for egress because of the hardware? Unless those are some massive windows.
