So after a quiet first week, we got half a dozen responses now. 4 showings this afternoon.
Most Kijiji responses and a couple from Facebook. Haven't listed on Rentfaster yet, gonna see how these play out first. Rentfaster in Lethbridge is literally all just property managers - I saw ONE private listing. Nothing like the Calgary market.
BTW - It's blows my mind how some people function in society. One of our responses was literally just pointing out how "expensive" our unit was and how they can rent for $1200 elsewhere... Wife replied with I'm sure you'll very happy there then & they sent a pissy email back, rofl
Second one - The wife usually sends a message back with a thank you for your interest, the times available to view and a little tell me about yourself and who'd be renting sorta deal. The lady replies back with a single sentence "My name is Lama, I need rental for July". Like I get she's obv ESL, but into the garbage with that one.
I think we're definitely gonna unload it when the mortgage is up in ~3 years. We decided to hold onto it since the market is saturated and figured it would be a good investment, but man is it a lot of work.

Hardest and most important step is getting the right tenant.
After that it can be stress free.
Get the wrong tenant and it's months or more of stress.

Upstairs unit is trashed after their last renters (we had a few complaints). Apparently got a puppy unknown to the landlords until we told them our tenants were complaining about the constant whining all day when they left it home alone. It wrecked every carpet. Place needs a complete re-paint and numerous things to be fixed. They left a dumpster full of shit too... All because they rented to the first yahoo that came along and prob didn't want to eat a month of mortgage.

I keep telling myself (and more so the wife) that these inconveniences are worth it for not taking a bath paying the realtor to sell it for less + breaking the mortgage early fees, lol.

I'm in a similar situation and we are considering selling, to either rent a house or buy next. The loss will be big selling, but renting is -$400/month most likely, and I'm so fucking sick of condo living it seems worth it. Fucking sucks to have owned a place for nearly 8 years and get $0 out of it at the end of the day.
