    Default Rezoning question

    I've been presented an opportunity to buy a house in a community with lots of infills. It's currently zoned rc1 but it is on a corner lot. Just got word that the city is in approval of the land use change but I suspect the community board will push back.

    The community has previously rezoned rc1 to RC2 before but only on corner lots. Has anyone had experience with and successfully rezoned?

    Been involved in a few. City prefers densification in all cases and will make it work if that is your goal. Of course you need to have a minimum sized lot to do so. Your opposition will largely depend on what community association you area dealing with though honestly.

    I would not be the first corner lot to be rezoned, they have approved corner lots before. I tried to do a rezoning with a home in the middle of a block filled with R-C1 and the city flat out said no.

    Lot is the right size for an infill. I'd have no hope if the city said no but its a step in the right direction if the city says ok. They are asking particular conditions to be met but nothing that can't be accommodated

    Precedent is a factor, but doesn’t mean the neighbours and CA won’t fight you on it. Our neighbourhood literally fundraises and maintains a war chest to take people like you to court to stop rezoning.

    Why are you so keen to densify an RC1 lot anyway. If you want to build an infill there is no shortage of RC2 lots out there without the legal headache of rezoning.

    The location of the lot is tucked away at the very end so there is very little traffic, across the street from a park and sloped the way I would need it. I've been searching for months now and this one checks all the boxes.

    Doesn't hurt that the attorney representing you is a rock star

    But as mentioned, precedent is everything... All the more reason that first fight is the toughest... and in Calgary these days, usually the last.

    Have your SO go to those meetings in low cut shirts and tight pants. Whale tail helps. Make sure she giggles a lot. She should say how she's looking forward to suntanning in the backyard.

    ~$25,000 in application expenses too and a positive outcome isn't guaranteed.

    Talk to a land use planner about probability of success. This will save you money and headaches in the long run.

    Updated: property was successful rezoned! What a long process but definitely worth it due to the location of the lot. If this was already zoned r2 it probably would be priced at least 50k more

    Costs have gone up considerably. Not only materials but city fees and labour.

    a rough budget but next set is sitting down with a few designers to sort out plans. Once that is done can get an idea of what is within the budget and what is not.
