    Don't think this will surprise anyone.

    Although didn't realize there was law being broken by the practice.

    Not surprised. When I sold my townhome I wanted to list it less than the other unit in the complex being listed by 2% Realty. My realtor told me likely other realtors likely just weren’t showing it because there was no commission in it, and he was probably right because my unit sold at full ask above the list price of the other in one day.

    He actually did, he could have easily listed it lower like I was thinking and took the quick pay check, instead I ended up with $15k+ more money which benefitted both of us over him taking a quick pay check at a lower price.

    I listed with 2% when it was hot in April 2021. (So my agent got his 1%, and the listing said buyer commission negotiable)

    Of the 5 offers that came in:
    -1 agent asked for 2%, which based on the sale price he would've been making more than the standard 3.5/1.5
    -3 agents asked for their standard 3.5/1.5
    -1 agent was willing to take the 1%
