my original budget for wood was $45K. Spent $130K. Wood has come down and gone back up a bit since. I'd suggest the flooding is putting a damper on things and prices will rise again.

Garage door prices up 30% since Jan
Door hardware (handles) prices up 20% since Jan
Many things are out of stock like wiring which has doubled in price.

It's going to cost more than you think.
This is a bummer and not surprising at all, I was hoping the supply chain would sort itself out by now but who tf knows when that'll happen

Now I'm wondering if its even worth having the conversation, every other thing I've bought in the last year has been backordered + all this inflation, why would construction costs be any different.

Also hoping to hear if JT's gonna give us that $40K tax free home buyers account soon...they're supposedly discussing it as of Thursday

Unless your in dire need I can’t see any reason to try and build in 2022 rather than wait one or two more years. There’s houses that are basically done but can’t even get siding so they’re just sitting with building wrap for months. Would be a shame to spend a lot on a new house and then have it potentially have issues because of delays like that

Modular solves a lot of these issues, and shifts risk off of the homeowners too.

You realize you are talking to the guy who made his own furniture out of salad bowls right?
