    Default What's a stick-built home cost these days?

    Considering demoing my current house and building something better on the lot. So utilities are there and I own the property; outside of those costs what have people been paying for stick-built homes lately? I'm hearing everything from $150/sqft to $600/sqft which really doesn't narrow things down for me.

    Also anybody know how modular homes compare to stick built economically speaking? Plan would be for this to be a lifetime home.

    I think it's kind of like a "how many handfuls in a bucket?" type of question.
    You need to declare a lot more parameters to avoid the "somewhere between $300k to $1 Million" answers.

    Rural will be more per square foot, because each tradesperson will be spending a lot more time in their vehicles. Honestly, for rural, I think modular is an excellent option to control and understand costs. Helps avoid scope creep. There's some nice modular stuff out there.

    Your range of $150 to $600/sq ft to build is correct. Although I don't know if I want to see the place built for $150/sq ft.

    Best to have a conversation with an area builder.

    my original budget for wood was $45K. Spent $130K. Wood has come down and gone back up a bit since. I'd suggest the flooding is putting a damper on things and prices will rise again.

    Garage door prices up 30% since Jan
    Door hardware (handles) prices up 20% since Jan
    Many things are out of stock like wiring which has doubled in price.

    It's going to cost more than you think.

    When people say 250$/sq ft does that generally mean times the above ground footage or all the living space? Like a 1,500 sqft bungalow. Would that be ~375k or ~700k if you count both floors for 3k sqft. The latter seems quite high.

    A buddy was working on deal for his rural property an hour from the closest city. His rough quotes were roughly $250 a square foot for the house. Unfinished basement. No shop. This included a high end kitchen 200 amp service. I onlyy know the basics as he wanted me to build a rental property not too far away.

    Not sure how far into the process he was for better specifics but it fits sorta what your asking.

    As others have said costs have ballooned.

    Costs have ballooned, nothing is showing up on time (or correct) and there is zero good labour/trades available right now.... good fucking luck!

    Depends a lot on how you want it finished. To some degree it depends on how many square feet you plan for too. I'm deep into the $3xx range on a per sq ft basis but that's including demolition, servicing, etc.
