We are just about done our basement - Just over 700sqft - 1 bed, 1 bath, large L-shaped living room/play area. Was our first home after our condo - Spec house, nothing fancy & no intention of staying past our daughter finishing elementary school. Sell & spend money on forever home down the road was always the plan.

We did it on the cheap:
    - Builder did framing - Layout of stairs/furnace room meant they had to throw up only 2 extra walls, so they did that and included in price.
    - Paid for electrician but ran most wire myself.
    - Drywall all hung ourselves. Paid for a contractor to mud/tape & build the window trims.
    - Just did Home Depot vinyl planks & tile (thicker ones with underlay built in at least).
    - Pre-formed shower unit & Costco stand alone sink/cabinet combo.

Total cost ~$15k. Most done pre-pandemic ludicrous prices.

If I could do it again I would:
    - Insulate the celling for sound/warmth.
    - Heat at least the bathroom floor.
    - Hire someone to do the stairs or do everything in thick carpet. We wanted vinyl plank cause it's easy to clean, cheaper and no worries about the kids destroying it like carpet. But it's cold on my tootsies & the stairs were a huge PITA.
    - Lastly, it's the little stuff & finish work that's killing me - It takes forever & I can tell it's not professional and I hate it.

I have heated bathroom floors in my basement but I never turn it on. I did have a heat vent installed in there and exhausting out approx 5 inches above the floor and that seemed to be enough. During the winter the floors never got that cold, way warmer than the unheated tile in my master bedroom on the second floor.

I don't regret paying extra money to have it sound proofed.
resilient channel and roxul safe and sound made a massive difference

Did you run all of your duct work down to the floor as opposed to the ceiling? If so do you believe it helped with the overall comfort of the basement? The last one I did I left them in the roof even on rooms with interior walls, but for this one I was thinking about running a few of the interior walls down to the floor (no way am I fucking around with exterior wall HVAC stuff

All of the duct work is run down to the floor. Makes a massive difference, my basement is warmer than the rest of the house during the winter. Basement is probably 2 degrees warmer than the rest of the house during the winter according to my nest
It wasn't that much more to get the ductwork ran to the floor. Extra $500 for 4 vents. Money well spent IMO

Can you share the incremental cost on that? Did you do the ceiling with rock wool as well or just the channeling?

Can you take pics, I’m curious how they placed the vents near the windows.

    This.
I think that's a building code issue. (Although I'm certain it will lead to a warmer basement).

Rip up the floor and install radiant heating, will never have an issue with a cold basement.

I dont have any vents near the windows. Most of my vents are a few feet away from the windows. There is 1 window where the vent isnt even on the same wall

My basement was only 570(ish sq ft) so approx 10 bags of this stuff. This part I did on my own as its a no brainer
    https://www.homedepot.ca/product/roc...uds/1000421954
The channeling cost I dont remember as I contracted out the drywall/mudding./taping portion. It was 5k for that and I paid cash, included the mold resistant stuff as I wanted the whole bathroom done with the mold resistant stuff

The biggest problem that I have from my vents is trying to keep the vent cover on lol. Its not far from the furnace so the air pressure often pushes the cover off and I find the cover on the floor Still worth it IMO
I'm in the NW if any of you guys want to take a look or get a feel for the amount of sound insulation you get from the roxul/sound channel. I can crank up the home theatre system down there. It makes a massive difference
If you're thinking about doing it, I'd say just do it

Not sure how that passed code then. You are required to have heating vents by the windows.

When I did my basement, we did go for fully insulated interior walls and ceiling, and that helped with sound noticeably. We looked at all the other sound isolation systems and frankly couldn't afford them. Couldn't afford the sub-floor either, and that's one that I wish we would have done. The sound is decent with kids playing downstairs, but we don't do any loud gaming or Home-theatre stuff.

My basement heating vents are in the ceiling a pretty far distance from the windows. No air blows on em for sure.

Pete the plumber did the vents, They had the inspector come in afterwards and it passed no problem. Does the heating vents by windows still apply for basements?
Normal unfinished basements usually just have 2 random heating vents in the ceiling. My basement had 1 by the bedroom window but thats it in terms of heat by windows

Insulating the ceiling is a breeze and should always be done IMO, a few bags of glass batts is pretty cheap.

We did a combination of ceiling/floor vents and it keeps things pretty nice down there, maybe a degree or so less than the main floor. Vinyl plank + underlayment, no subfloor. Doesn't feel cold on the feet and there's a huge difference in temp compared to the bare concrete utility room.

Yes. Pull the insulation out of the walls (because obviously spray foam is going in there) and stuff it in the basement ceiling.
    Win. Reduce, reuse, etc.

I'm about to finish my basement development soon (600sqft). Did most of the work myself except hired a taper ($2500) to tape and sand. Taper was cheap but did an overall shitty job so I have spent like 2 weeks fixing things. Bathroom gets expensive ($1400 for toilet for example). I'll be in for around 20-22k total when done. Flooring can make a big difference (laminate $2 per sqft vs good vinyl plank at $6.50 per sqft), cheap bathroom fixtures vs expensive etc...

Do you have it run into the sub floor? I was hoping to get away with just vinyl plank and underlay in most places.

Is the spray foam that much better?

When I did my basement suite I used the following.
    Whisper clips https://www.tmsoundproofing.com/whis...reen-glue.html
    Channel for the clips
Roxul safe and sound between joists.
    Fireguard drywall on ceiling.

Can hear if someone drops something on the hardwood upstairs and it someone is talking quite loud and it's quiet downstairs. But I think that's coming through the cold air returns.

    Incremental cost was approx $2500.
Worth it big time. But it's also a suite.
