    Default Why is my epoxy floor chipping?

    I just moved into this house and one of the things I liked is the really nice epoxy floor in the garage. For some reason the previous owner didn't put any drainage in the floor so I just recently noticed all of the snow melts off my car and then pools on the floor and gets soaked up by the walls. I started shovelling the water out the door and now I notice big chunks of the floor coming out, is this normal? Or is it a hack job by the previous owner just prior to sale?
    Also, is this something that would get covered under some kind of warranty or insurance?

    This is likely a DIY kit from Home Depot and likely not done well.

    Get another kit, strip it down, properly prep the surface and away you go!

    Hard to tell from those pics but it almost appears like it is the concrete itself spalling and failing with the expoxy going along with it

    Probably poor/non existent prep work of the concrete for the epoxy. If you can find out who installed it, they may warranty it, but likely DIY.

    Hack job, will get much worse over the next few years. If moisture is being “soaked” up by the walls, enjoy the black mold.

    Looks a mixture of poor prep work and spalling that was not addressed during prep. Water might be getting under it and freezing causing it to lift.
    I just bought a place to fix for a year or two then flip and I had my garage done with quartz epoxy and added a ton of flakes so it is not going to the kill kids in the winter, some epoxy floors are so slippery. We had cracks and spalling all over the place. We do a ton of Epoxy at work now and it takes 2 days to complete with a new floor. Mine took nearly 12 days due to prep and dry time. I had them grind done nearly 1/4" off the whole floor to remove ant spalling and open up the cracks to properly fill. After that we did seven coats of epoxy to prevent any issues in the future. My epoxy guy was like, man this is crazy we do less work in airplane hangers of commercial auto shops lol

    But once my stuff goes in the garage I will never have a chance again to do it or even repair it. one day I will post a Reno thread but my 1-2 year Reno should be completed in 3 months, so now I can relax

    Thanks man, its coming along, My Hexagrid lighting just arrived today and flooring should arrive Friday for the garage ceiling then I get the fun task of installing it after I paint the garage. we added a sub panel and 14 plugs and 14 pot lights on the upper had of the garage.

    As bad as it sounds I don't drive my car or trucks in the winter, I typically drive my work truck and it stays outside, the garage is more for my toys.

    If was building new I would for sure add a drain, but with this being a temp house for a year or two I don't think the cost and work would add enough value for the headaches of digging on in and sloping the garage floors etc etc

    We let the neighbourhood scum check our daily driver's door handles and try to steal those.

    Whats wrong with water on the floor? I dont have a drain in mine and what usually ends up happening is that the heater just evaporates the water by the time I return to the garage the next morning.

    It pools around certain areas, mostly around the walls. The wooden shelving soaks it up and I'm guessing the drywall does too. Plus the tires of my other car would be sitting in standing water constantly and it likes to make its way over to the CTEK charger which I used to leave on the floor. I have the heaters set to 11 degrees so it doesn't have a chance to evaporate by the following day.

    I did pick up a mat specifically for this which Porsche had in their display area so that problem is sort of solved now since all of the water collects on the mat but I'm still wondering if the floor is just going to completely crumble away.

    Looking at how rough the surface looks under that epoxy it doesn't even look smooth or like a great surface.

    So I would bet more is going to lift on due time.

    A garage floor mat will keep the water from pooling at the walls. They are unreasonably expensive, so here is a cheaper, somewhat absorbent one:
