    I feel like this is important to differentiate… the ~$700 (updates from same company) ones should come with compliance. They should have a cheaper option if you wanna do that nonsense yourself

    That's pretty much the going rate, just avoid ARC surveys if at all possible. A buddy and I used them this past summer and they were a pain in the ass, unorganized, took forever and not very responsive, they had 8 weeks to do mine and still managed to be late.
    I had a great experience with them. Mind you I did a brand new survey. Their communication was great and when the city decided they need to further review it they let me know right away with an expected time line based on their experience with that process before. I'd definitely use them again.

    I called the original company that did the RPR on it for a fresh and they wanted the same as a brand new one and said they could be out in 4-6 weeks.

    How long are RPRs considered current?

    If I get one now (I have a couple setback infractions that require variance or structural alterations) but don't sell for several months, will RPR still be valid?

    They are valid for as long as they are accurate

    I did. When we sold our house in Kincora 5 years ago, I had built the deck too close to the back property line, and it was also a few inches too close to the side property line as well if I remember correctly. But really, it was the rear setback we were in obvious violation of by I think about 3 feet. There was a bit of a process involved, but it wasn't TOO bad. Apparently, most minor variances get approved according to the guy I spoke to at city hall.

    Can you shed any light on the process if you recall?

    I built a shed that overlaps the side setback, hoping demo'ing the shed won't be required...

    depending on the size of shed, they don't really "count" if they are small enough anyway.

    Had ARc do an update last month and it was 475 and another 199 for the compliance. I had a problem with some of the driveway in the back ally and they took care of that no problem.

    Beattie Homes back in the day used Pang Surveys, they are supposed to be reasonable.

    Pang was $480 plus compliance stamp etc. But that was in the summer of 2021. They cost less for a brand new rpr than having a refresh through the old company.

    Plus their turn around time was significantly faster.
