    Default Best way to find out if front addition is allowed at our house?

    Just curious if anyone know what's the best way to see if a front addition is allowed at our house.

    Currently living in a single detached 4-lvl split in Cambrian Heights (RC-1) on a 60'x100' lot. We don't have a detached garage so hoping to build an addition up front that would have a double garage on the bottom and extend living space (master bedroom) on top. Currently our setback is 9.6m from front property line, and the limited information I found online says I only need 3m setback? so it seems doable but I've never seen this setup before in any of the houses in the area.

    Anyone know if it's remotely possible? or is this a city question first? or a developer/contractor question? Not sure what's a good place to start exploring this idea.

    What is the setback of your neighbors?

    My understanding is the city is very resistant to let you move closer than anyone else on the block.

    City is where I would start. 311 and then get transferred around.

    There are some exemptions and such. Get some general measurements of what you want to add, your zoning, and they should be able to give you a good idea.

    Phone this number and give them the details, (403) 268-5311 city planning. They will tell you if it’s allowed or not.

    Most neighborhoods have a specific setback from the curb, when doing a DP you would take an average of each home on either side of you.

    You can always apply for a non compliant DP but takes longer.

    Looks like the 2 houses immediately next to me has the same setback, but ~3-4 houses down we start to have some houses that have shorter setback, maybe ~3m closer to the front property line than us. Will do a bit of homework and give that city planning number a call!

    You will never get a definitive answer until you submit a DP.

    The required set back I had (average of 2 neighbors) was 11.6m. They allowed a much shorter one of 7.81m

    My city councilor objected. So did the community. Still went through.

    City said "It could be approved or not. Have to submit to find out."
