    Default Anyone know about the Riverside Towers Condo buildings on 145 Point Drive NW

    In-laws are looking at buying a place in one of these 2 towers.

    Does anyone have any experience with them, good or bad?

    Someone on Reddit suggested they were constructed with post tension cables which is un-desirable. Google searching suggests that the buildings are not using post tension and only the underground parking is, but I can't confirm that.

    High condo fee, do you really want to get stuck in there. Is this retirement or investment?

    With University district up the hill adding so many newer units with cheaper condo fees, what's the up side owning a place there. But they are at least $200K cheaper than units in UD of the same size.

    High fees is also associated with inclusive access to their facilities below.
    My dad had previously paid $1300/ half year to access their indoor tennis courts. And I believe that was only the tennis courts without access to the other stuff.

    I want to say maybe 7-10ish years ago they had some pretty big special assessments, like $20-30k+ depending on the unit
    At least at the time the impression I got was the buildings weren't well managed and given their age maintenance and insurance costs were quite high

    This is retirement, not an investment. They like that area and want a condo.

    There's some townhomes right in that area that are also worth considering if they aren't married to the full tower condo life. I like that part of town for a retiree, long walks by the river, close to the hospital etc.

    I lived in those townhomes a lifetime ago (20+ years ago), and they weren't the greatest then. You could hear your neighbors, small yard, and the management was garbage. But that was a long time ago, maybe things have changed?
