And I'm also not sure a 1 minute conversation is THAT much hassle.
The hassle comes when OP moves out and potential argument on damages and conditions.

Since this is private sale, OP save like what $15-$30K in commissions? That's the only reason I would pause and think about cheap/free rent. Otherwise, it's too much hassle.
Did he though? Of did he just get less than what could have been obtained on the open market.

Tell new owner you're not paying rent but make sure you have proper paper on this. What a hassle.

Wait till cash from close is in hand, turn around and inform their lender they’re in breach for renting what I’m sure they said is an owner occupied home, get loan called, offer to buy back under market value, profit

    Option 2:

Squatter’s rights? Might have a case if no rent is actually exchanged and you have proof you’ve been in the property for a while

    Yes.
When someone is trying to fuck your dad, the best defense is to pre-fuck that person's dad.

Fuck that. Sale has closed he's just a renter now. Renters can damage with impunity.

Do you think people offer gumdrops and rainbows when they buy homes or something? lol

You want different deal terms, the price changes. This ain’t rocket science.
you'd have to hide that from the lender is all. If they saw cash changing hands they'd immediately put a halt to things.
