    Edit: as far as my shop goes, I highly doubt I'll hear from anyone. I didn't hear back from anyone last year either. I'm not sure if it's better to expand it or tear it down and build bigger.

    Rip it down, salvage what you can, and build it proper from the ground up.

    Alright, so kitchen is almost in progress, im almost at the point that I know what I'm going to submit to the town for the garage, but as far as flooring goes, I FINALLY convinced the wife to stain the original floor.

    That being said, there are spots where I want to change the tiling, so if anyone has a number for tile Dave and for someone that can give me ideas on redoing the original floors, it would be much appreciated.

    For the hardwood refinishing, if your place is empty it's not overly difficult to sand it yourself with renting a floor sander. You just need to be careful to keep it all level. Then find a quality stain and have at it. Or hire a company, though they certainly aren't cheap anymore. Best practice is to rip all the baseboards off first, that way you (or them) get all the way to the edges.

    Thanks man. Ya im going to replace all the baseboards anyways. I thought about doing it myself, but we'll see I guess.
