    Default Ready to do renos, advice and direction appreciated

    With a year and a half of back and forth about moving back to calgary, we've finally decided to im trying to figure out who to use for flooring and a garage.

    I have hardwood and I was going to refinish it, but its 2" plank and it feels really dated, so I'm gonna go with vinyl and tile. I'll probably end up ripping it all out myself to save money, but im sure it'll need to be leveled.

    Anyways, for that who do you guys recommend fir flooring?

    My other issue is that I have a detached 15x22 shop that I want to either add on to, or remove and build new. Do you guys recommend anyone that can help me with this decision?

    Hatton's Hardwood. Get him in before you start and he's pretty good at giving unbiased advice on all flooring products.

    I've got that thin site finished hardwood in my house. had it sanded and refinished. Looks way better than anything you can buy in a store

    I did the same and was actually very surprised how different and updated it made the whole place. It was a complete color change from the classic grandma's honey oak high gloss of the 70s, 80s, 90s.

    For recommendations, always Dave The Tile Guy.

    Personal opinion, but original 2" hardwood looks nicer than the new stuff and will last longer, you can have it re-stained any colour you want.

    We did replace the kitchen hardwood with ceramic tile though, that looks like hardwood. 8 years later and I still love it.

    I just put luxury vinyl plank (LVP) in my house from Maple Leaf Floors. They seemed to have a fair price, I installed it all myself! We got plank that looks great and feels nice on the feet (not too rough) for ~$3.50 / sqft

    Ya don't get rid of site finished hardwood, just look at refinishing options. Finish color makes a bigger difference than plank width on how dated it looks, not to mention it's way nicer than vinyl/tile and will almost surely age better.

    LVP really is a good product I have it in my house also. If you already have the hardwood though, sanding down and refinishing in a modern colour you like might be even cheaper and look just as good.

    Plank width styles come and go. I believe narrow is back in again now because different.

    I'm not sure about keeping the floor. There's some dips here and there and there was a leak on one side by the dishwasher before I moved in that might have issues underneath and if it gets pulled up, the rest might as well go with it.

    Replacing a few boards here and there is an option and typical too.

    If you go replacement, if you remove the boards nicely, I wonder if a hardwood place would buy them off you?

    I was very surprised how much the floor sanding and refinishing guy got out on my rental hardwood floor. I think he did have to replace a few boards around the dishwasher because of leak. It turned out really good.

    If it still has dips afterwards you can always drop an old lady rug on top.

    Ya more so the woman isn't interested in keeping this floor. I've been trying to convince her it'll be cheaper but it's not going anywhere lol

    Edit: as far as my shop goes, I highly doubt I'll hear from anyone. I didn't hear back from anyone last year either. I'm not sure if it's better to expand it or tear it down and build bigger.

    Get the sanding done and say, this is what you wanted and done while you were away so no inconvenience.

    Another vote for refinishing the existing hardwood. We did that on some older 2" plank and it was a very cost effective and super attractive and durable result. You'd be crazy not to at least have a hardwood guy sand a sample patch and lay down some stain options.

    I will add that although I have LVP, it was after ripping out linoleum and carpet. If I had hardwood I definitely wouldn't have replaced with LVP
