    Is the rest of the house updated? if not just leave it because the markets still good for selling. If you want to do something though, change out the white 6x6 tiles to a large tile and redo the grout joints with grout paint and that should make a big difference and not cost a ton

    The impeller to grind up corpse materials in the shower is unnerving. Aside from that, remove the cheap shower mats for pictures and get ready to fleece an Ontario buyer.

    Unrelated to OP.. but we're looking at having someone reno our master bathroom and are wondering what would be a rough cost per sqft? It's about 150 sqft now with a closed door shitter and a big soaking tub.

    10k - infinity. It’s impossible to provide a ballpark without knowing anything except size. Fwiw, I wouldn’t want the bathroom that $10k could get you.

    Do you want granite/marble? How much of that do you want in your shower? 10mil glass shower? Or do you just want a prefab drop in bathfitter type unit? How fancy will the shower be - single normal nozzle or something with wall jets, rain shower head, etc? Do you want a bidet? Will your cabinets be bargain ikea units, or some type of custom mill work with walnut veneer? Linoleum floor, porcelain tile, natural stone, hardwood? Do you want premium brand faucets and hardware or just some garbage from Delta?

    The answers to any one of those questions can swing the price by like 1-5k, and that wasn’t even all of it haha.

    quartz counters with custom vanity
    quartz tub surround
    porcelain tile

    something entirely average, but decent quality that'll last 20+ years. I'm trying to keep it under $30-35k, but I don't know if that's reasonable or not.

    35K is reasonable. Labour is the big cost these days. Are you keeping the tub?

    Planning on including a new tub. Old one is from 1991 and if I took it out all together there would be a massive empty spot.

    The people who owned our house before us took out the corner tub and put a padded bench in it's place. Not sure why, but it is weird. At some point we may put one back.

    If a bathroom was really badly outdated or worn, I think there might be a little profit to be had in renovating - but possibly just as important, it makes the home more sellable. If the potential buyer can see themselves in your home enjoying themselves, it's a far easier sell.

    In the case of your bathroom - no, it isn't great, but it also isn't bad. Just not modern - though the renovations done so far do help it quite a bit. In the end, I can almost guarantee you wouldn't get your money back out of the reno - although it probably WOULD help sell the house imo.
