Getting closer to choosing final materials, and looking at shower tile. Ceramic vs porcelain, does it matter? Looks like porcelain absorbs much less water, but don't know if that matters with waterproofing behind the tiles..
Porcelain tiles are higher quality. I would definitely use porcelain for any flooring since it is more resiliant.

Anything ceramic these days will be pretty low-end. It is fine for walls, but when we went to pick out tile, I don't think I saw any ceramic options at all.

Gonna bump this instead of creating a new one - We have a basement bathroom we never finished - Literally just studs with electrical/plumbing roughed in. Was too cost prohibitive when we were doing the basement & we really just needed the extra bedroom + playspace for the kids down there at the time. Plan was to do it down the road, but it got turned into a storage room and never completed (upper level has 2 + our ensuite)
Plan is to look at selling in summer this year.
It's a builder grade spec house from 2013 - Right down to the builder-beige paint, boob lights, generic 6-pannel 7ft doors, etc, etc.
Do I bother doing an inexpensive bathroom? Or should I just leave the drywall in a pile and let the future owner build his own windowless 12'x5' dream bathroom?
I'm thinking a simple "Costco" reno would be sufficient to help sell and get my money back on it (I could do most work, but I'd be throwing money at this to just get it done)... Prob some vinyl tile flooring, Get a pre-sized sink/vanity, Generic tub/shower surround, toilet and some basic fixtures.

Yes, finishing it is definitely worth it to have an extra bathroom on the listing. Go to the habitat for humanity restore by Deerfoot meadows and you can find over half of what you need for dirt cheap. Lots of left over tile in the ~100sq ft quantities and various vanities and such. Don't waste your time or money. If we were in a buyer's market, it might makes the difference against a comparable property and help buyers choose yours. My personal opinion is to not do it. But you do you.

If you want to do it, it has to be for yourself. The only other reason I'd ever do a reno is if things are falling apart in a serious way.
Honestly a lot of people are okay with having a blank slate in a limited portion of the house.
Fair. I have the guy that did our mudding and taping coming to look at it and throw a number my way to at least get to the painted drywall stage. Exactly. In fact you can charge extra for having a blank slate.
I wouldn't do it. The listing can say "additional basement bathroom roughed in" and will get you most of the way there. If I was buying a place, I'd much rather have undeveloped space and do it myself.
Most people can't hang a picture on a wall without it being crooked. Saying the average buyer "wants" any unfinished rooms in a house is a stretch.
Beyond is always in the 99th percentile of everything you consider, don't forget that.
if you want to do the reno, I'd listen to pheoxs. You're unlikely to lose money on the reno, and your listing should appeal to more buyers.
Will you profit for doing it? Debatable.
Will it still sell if you do nothing? Of course.
