    Default Engineers! Looking for advice

    So I have a property that is a funny shape and has URW right in the middle of where I want to build a garage, so I want to know what the best possible way you guys think I should build this thing, if at all.

    Check out my RPR below. I will be blowing out the existing garage for this project. Initially I wanted 26x30 but I dont think this will be feasible.

    Find out if there's anything actually buried there and what it is. Often they show them for potential stuff overhead, and that may be less of a concern.

    You're probably fucked for building on the URW but I don't see why you couldn't rotate the garage / skew it so that it lines up with the URW rather than the home. might look a bit fucky but i'm sure an architect can add some fake wood or something to make it look OK

    If it was me, I'd rotate it put it with the 'long' way being east / west. Just kind of extend the existing garage south and then west.

    I know where this is (one of our offices was just up the street). Yes there is stuff in the URW at the front and the back encroachment can't be done.

    I know where this is (one of our offices was just up the street). Yes there is stuff in the URW at the front and the back encroachment can't be done.
    I agree, east west and make an approach from your driveway.

    I'll PM some more info for you. Prob have it already though I'm sure.

    From what I've pulled, its not a URW but a ODRW (Overland Drainage Right of Way). Specifically for storm drainage.

    Building over a bit it with your deck you may get away with, but digging foundation of your garage is no bueno. I'd get some professional advice on this before you start planning the building.

    Probably not helpful. I'm not in blue collar engineering.
    But get creative once you talk to someone about your legal options.
    Or Jack up your existing roofline of garage. Then loft it.

    A right of way is not part of your property in any meaningful sense. You don't have rights to build there. You don't need an engineer.

    I was thinking more along the lines of building into it first and seeking forgiveness afterwards.

    If it goes un noticed for years and years, there is some precedent of them not just getting bulldozer. They instead get lawyers. ugh

    Is the only road access along the southern edge? If so I'd just build it east-west along that property line. If the top left is a road however I'd align it that way as you'll lose less sun in your backyard.

    Yea its the RW for the canal behind it. Which is why they may be pretty mad if he digs near it. Storm drainage is a touchy subject after 2013

    You wont get any permit approvals for building in a ROW, so dont let any designer/architect/engineer/internet stranger tell you otherwise. And you wont get it discharged, dont waste your time and money trying.

    Build the structure on something that's moveable, say a gravel pile. It's not permanent so win win? Dirt floors are fine.

    The eaves on my garage hang over a utility right of way, I was able to get a easement for it. I doubt they would have given one if the foundation covered it.

    I do so many god damn things at this company. AND I draft also.

    Haven't done residential drafting in a while, except for my own stuff.
