    Default Housing dilemma

    I currently live in a home with approximately 2300 sq ft. It's a walk out and the basement is suited for my mother.

    We are currently building and the new house has just been cribbed and basement walls will be poured anyday now. My dilemma is I'm thinking of selling my current house early as I think it will be next to impossible to try to time the completion of the new house and the sale of the current home.

    I also don't want to miss out on the hot market but rent is stupid high (higher than my all in expenses with my current home).

    My fiance owns her own house as well but it's a small bungalow. No way we all move in with her (we both have dogs too).

    Looking for suggestions that maybe I can't see on what to do.

    Move in to the bungalow. People prior to the 70s survived with bigger families than yours. I think you'll be fine for a year.

    Renting is an absolute nightmare right now. Avoid the headache.

    Getting rid of the dogs unfortunately isn't an option, could never do it at the end of the day. Moving into the bungalow does seem like the best idea but only thing is my mother. She's used to her own space and I don't want to create tension between mom and the future wife if they end up getting on each other nerves

    Builder believes he can get the house done in 6 to 9 months from now.. I think he's being optimistic

    I lived in my inlaws basement 3 seperate times while we built 2 houses and once when we couldn't find a house to buy. We stayed in the basement. It sucks. However, the positives of moving into the bungalow far outweigh the potential year of negatives.

    Sell the house. Rent @ExtraSlow RV at the end of the season.

    Or if it’s important to you negotiate a super long possession?

    This is actually not a bad idea.
    Lots of speculative buyers from out East.
    Can also look at a deal where you potentially rent the house you sold from the new owner for a period of time while the new house is built.

    Yea for a speculator a super long possession can be very attractive. Basically starts to look like buying a long dated call on housing.

    Just make sure you size the deposit accordingly.

    I think negotiating a very long possession date will greatly reduce the pool of buyers. I'm not sure if Calgary real estate agents have contacts out east that could find the right buyer for this scenario

    What's the original plan for your mom? If she's coming with you to the new house, your fiancé has to deal with her sooner or later anyway. May as well get that over with now.

    If you plan to send her to a home anyway, may as well pull the trigger now.

    Can anyone really predict the market? I think back in 2008 there was a big bust all of a sudden... I don't think anyone predicted that.

    When I sold my house at least half of the viewings were people on zoom with their realtor.

    Hire a good realtor and assume nothing.

    A long Possession isn’t nessevarily a one sided transaction, it can be helpful to both parties.
